Advice on choosing the right furnishings for your Kalkan rental property

We are frequently asked how to furnish and equip a Turkish villa or apartment for holiday rental, and whilst there is no exact science to completing this job well, it is important to have an understanding (if you are offering the property for holiday rental) of what the market is looking for.

We recommend considering the following:

1. What is the architectural design of the house, and what style of furnishings would work well with the design.

2. Outside space in the Turkish Mediterranean is as important as the internal area, as your guests will be spending most of their time here. Think how guests would want to spend time relaxing in the outside spaces and furnish accordingly.

3. Well equipped kitchens score points with renters. There is not a huge difference in terms of the investment between an adequately equipped kitchen, and one where the needs of guests have been well considered and catered to. It makes a big difference in the guests perception of their holiday accommodation.

4. Comfortable beds, and good quality linen and towels.

5. Don't forget the tech; Wireless internet is a must, and easily arranged in Turkey. A docking station for MP3/iPod players is popular, as is a large (32-42") LCD television and DVD player, with English satellite channels.

6. Quality Furnishings and equipment are very often a good investment, as well furnished spaces always look more appealing, and this will almost certainly impact on your occupancy therefore, returning your initial investment over time.

7. Consider the durability of the furniture that you buy; it is important that it looks good and performs well for every one of your guests over a period of several years. Soft furnishing fabrics that can be easily removed, washed and replaced are ideal.
