Learn more about the running costs of a Kalkan rental property


Intasure can arrange house and contents insurance for a villa at a cost of around £400 a year for an average 3-4 bedroom villa, less for an apartment. Dask earthquake cover costs around £50-£65 a year.


Property owners must register their ownership with the local municipality for council and rubbish tax. The cost is 0.3% of the title deed declared value per annum.

Running costs for owners renting:

In addition to the costs itemised above, the provision of cleaning and maintenance services will be required if you choose to rent your property for holiday let.

There are many companies in Kalkan that provide these services at an average cost of £2500-£3500 for a villa and £1200-1500 for an apartment (as of November 2013)

Most operators include the following services as part of a contract with them;

1. The property will be cleaned prior to, during and at the end of a let.

2. The swimming pool will be maintained by adding chemicals and measuring chemical levels.

3. Guests will be met on arrival, and shown around the property.

4. The gardens will be maintained and watered

5. Property maintenance

6. Linen and towels are laundered every 4 to 7 days (depending on the company)

7. Typically minor maintenance jobs are included in the contract, but for larger jobs, changing a swimming pool pump for instance, and quotation will be sought, the owner advised and the work carried out at the owners expense.
